Do I need an after-builders clean before I sell my home in Guildford?
One of the most basic steps to take when putting your house on the market is giving it a very thorough clean. Clean homes look welcoming and smell fresh – two important matters to potential buyers.
If you are ready to put your home on the market without doing any work to it, you can usually do the cleaning yourself. But if you’ve done renovation work to increase the appeal of your property, you might like to choose a deeper professional clean afterwards. An after-builders clean will give you peace of mind, knowing that professional cleaners have done a thorough job using the most effective products.
Let’s take a closer look.
What is an after-builders clean?
An after-builders clean is a type of specialist cleaning that takes place after you’ve had building work done, all the tradespeople have left and all their empty cement bags and forgotten screwdrivers have been cleared away.
A builders clean usually includes very deep cleaning, going after all the dust from the build. The cleaners will take on rooms where no building work has been done, because they know that the dust gets everywhere! They’ll clean inside kitchen cupboards as well as thoroughly wiping down the outside. They’ll also tackle issues that are hard to clean, like smears of paint and plaster.
It is different from a “construction clean” which happens immediately after the builders go off site. A construction clean usually includes removal of any cleaning debris
When should I get it done?
Ideally, you should book your builders clean to take place after the builders have gone and before you put your property on the market. This will mean that your home looks its best when the marketing photographs are taken. It will also give potential buyers an outstanding impression of the property, which will increase your chances of selling your home quickly and at the right price.
How do I know which cleaning firm to use?
There are loads of cleaning firms out there and it can be difficult to make a decision! Always start by getting a recommendation, and be prepared to be flexible on dates. The Cobbles team also has an extensive network of useful contacts for sellers, including some excellent cleaning companies.
I’m considering renovating my house before I put it on the market – is it worth it?
That depends! If you have a property that’s particularly awkward (e.g. you have several reception rooms but only one or two bedrooms) then you might find your property is easier to sell if you make some alterations.
But if you’re thinking of putting in a new kitchen or bathroom, it’s probably not worth it – chances are the buyers will replace it anyway!
