Selling Guide
We understand that selling your home is a big decision to make and we want you to be as informed as possible to make the whole process smooth and hassle free. So we have put together a short guide of each major step in selling your property with Cobbles.
- Valuation
If you are considering selling your property, the first thing you need to do is have a valuation of your property. Cobbles offer free, no-obligation appointments with a member of our knowledgable team. We have huge amounts of experience in valuing properties in the area, and will give you our honest and informed advice on what your property is worth. We are against ‘over-inflating’ the valuation of your home to win your business, this is unhelpful to you and can often damage your chances of achieving the best price possible.
- Marketing
Once you have confirmed that you would like Cobbles to sell your home we will immediately start work on our marketing package. We have put together a comprehensive marketing package to ensure that your property is being advertised at its full potential. This is something that we cover the cost of and will not charge you any extra. It includes:
1. Photographs
Giving the potential client a good idea of what your property looks like before they view is very important and first impressions count. That’s why we spend a great deal of time capturing your home and producing striking photographs to show your property in its best light. We don’t use fish eye lenses to create an unrealistic portrayal of your house, this will only disappoint the potential buyers when they walk through your door. If it isn’t a sunny day when we first visit we will keep coming back until we get the perfect front image.
2. Floor Plan
A floor plan is one of the most important pieces of information to present when marketing a property. It is the first detail that a potential buyer, leaser or investor will carefully study. A floor plan is an essential property marketing tool, which gives a good idea of space offered and the ability to plan room layouts. We will provide a detailed and accurate floor plan for marketing purposes.
3. Advertising
To achieve the best possible price for your property, it needs to be marketed to the broadest market possible. Through Cobbles, your property will be advertised on all major portals, including Rightmove, Zoopla and Prime Location, as well as our own website. It will also be displayed in our office window, that is in a prominent location, with many passers by. Most importantly, we will immediately reach out to our current database of qualified buyers who will be ready to view your home as soon as you are ready.
- Viewings
All viewings will be carried out by a member of the team at Cobbles at times that suit you. On the occasions that we receive constructive feedback at the time of the viewing, we will update you the same day. On most other occasions we will make contact with the prospective buyer the next day once they have had time to consider it and will pass on to you all comments and considerations.
- Offers
Any offers received are promptly verbally notified and then followed up in writing to you. Our competent team will negotiate between you and your prospective buyers in order that we may select the best applicant for your needs. We will inform you of the position of the buyers and liaise with you until an acceptable offer has been agreed.
- Agreed Sale and Conveyancing
Once you have accepted an offer that you are happy with, if not already done so, you will need to instruct a conveyancing solicitor. We can happily make recommendations of local firms that we have experience in dealing with.
The solicitors will then write to all parties and the buyers will instruct a surveyor to conduct a survey of your property (the “agreed sale” is subject to the contract and any survey) and the buyers’ mortgage offer (if required) will also be subject to the results of the survey.
The sellers’ solicitors will request the title deeds from the lender (if appropriate) or yourselves as the seller and a Fixtures and Fittings form must be completed at this stage.
The solicitors then draw up the Draft Contract, which sets of the Terms of the Sale and sends it to the buyers’ solicitor together with all relevant documents. Any enquiries will then be raised, the Title Deeds and Lease (if applicable) will be checked and local searches carried out.

Exchange and Completion
Once the draft contracts have been approved, it can be signed by both parties. When both solicitors have confirmed that all legal work is completed and funds are in place all parties can mutually agree a Completion date and then Exchange of Contracts can take place.
