Make the most of your garden when you’re selling property in Guildford
When it comes to selling property in Guildford, it’s worth remembering that many people move out to Surrey in search of more space. Equally, a house with a garden will nearly always fetch a higher price than a similar one with no garden. For this reason, properties with gardens are always popular and wise sellers make the most of their gardens when they’re preparing to put their homes on the market.
In this blog, we look at quick fixes for your garden when it’s time to sell – we’ll take the seasons into account as well.
Garden changes to help you sell your house
Winter
Quick fix: tidy up
Very few gardens look their best in winter, but that doesn’t mean your garden won’t add value. Most plants (and trees in particular) are dormant during winter, meaning it’s a good time to cut them back. This will make the garden look bigger and tidier, and help buyers to visualise what landscaping they might like to experiment with.
It’s always worth spending a little time tidying the garden before a viewing. Rake up any fallen leaves and clear up any offerings from the local cats (!). If you have garden furniture, clean it, cover it or put it away – unloved garden chairs and equipment can be a very depressing sight.
Winter is also the time for doing any hard landscaping before planting season starts in the spring. If you’ve decided to install a garden room, patio or decking, do it now.
It’s also worth noting that, if your property’s main selling point is the garden, it might be better to wait until spring to put it on the market.
Spring
Quick fix: cut the grass
If your house has an exceptional garden, or you’ve invested a lot in your outdoor space, spring is a good time of year to market your property.
Even if your garden is more run of the mill, it will start growing again in spring, so remember to cut the grass and pull up the weeds.
Spring is time to plant, but remember that if the house sale is successful, you won’t be there to enjoy the fruits (or flowers!) of your labours. Consider popping in some easy bedding plants like pansies and geraniums (often cheaply available at supermarkets) – they’ll provide some colour but it doesn’t matter if you leave them behind.
Summer
Quick fix: place your garden furniture thoughtfully
Our recent hot summers have turned some Surrey gardens into dust bowls! Keep up with the watering as best you can – consider using washing up water or other “grey water” if there is a hosepipe ban.
Make the best of sun and shade if you garden allows it. Consider moving a bench to the warmest part of the garden, or put up an attractive umbrella to show how easy it is to make a patch of shade.
Autumn
Quick fix: rake up the leaves
If you have mature trees on your property, they will probably look stunning in the autumn – this could be a factor in deciding when to put your property on the market.
Fallen leaves are the biggest problem for gardens in autumn so make sure you rake them up. If you have fruit trees, make sure you’ve picked all the ripe fruit and composted what’s not fit to use. If have a good quality glut, contact your local food bank or look out for other opportunities to pass it on.
