Selling property in Guildford - does a driveway add value?
If you’re selling property in Guildford, you’re probably thinking of ways to add value and make your old home more appealing to buyers. Many people consider the parking issue and whether to convert the front garden into a driveway.
In this blog, we look at the difference this makes to buyers, how much value it can add and what to think about before you pave over your front garden.
Why does a driveway add value to a property?
A lot of Guildford’s housing is quite old and was built before people had cars. This means that it may not have a space to park a car off-road. However, transport is always a consideration for someone buying a house, and that includes considering where to put their car.
In streets where the houses were not built with driveways and residents have to park on the road, there is often a parking permit scheme to help manage the parking. While this does help the situation, having to park on the road can increase insurance premiums, leaves cars at risk from other traffic and still doesn’t guarantee residents will be able to park right outside their own properties.
Sometimes there are restrictions like one car per property – a real problem if you’re a multi-car household.
Many of us are choosing electric vehicles when we replace our cars. A private driveway creates a space where we can install an electric vehicle charging point and leave the car safely parked while it is charging.
For these reasons, nearly every driver would prefer to have a drive, or at least somewhere off-road where they can park their car.
How much value does a driveway add to a property?
A good driveway can add between 5% and 10% to the value of a property. The exact amount depends on other factors. For example, if on-street parking is particularly awkward or residents have to pay for it, having a private driveway makes a bigger difference than if the street is quiet.
Pitfalls to avoid when adding a driveway to a property
In spite of all these advantages, there are still points to consider before you dig up your front garden and put in a drive.
You will usually have to obtain planning permission to change your front garden into a driveway. Make sure you leave enough time for this process, and remember to include an application for a dropped kerb (also known as a vehicle crossover). It’s worth remembering that driving a vehicle over a kerb that isn’t dropped is actually illegal.
Make sure that your newly paved drive has the right drainage. Sadly, the understandable trend for paving over front gardens has increased the risk of flooding – even the most porous driveway doesn’t absorb rainwater as well as a garden does. If you can possibly leave some planted areas, it’s a good idea to do so. The plants will absorb pollutants from your car and the road, as well as soaking up the rainwater. Neat planting outside your house also looks lovely and adds to your property’s kerb appeal.
