What is an energy performance certificate and when do I need one?

An energy performance certificate (EPC) sets out your property’s energy rating, and gives buyers or tenants and indication of how energy efficient the property is and how much energy bills are likely to cost. It’s a legal requirement, but it’s good practice too.

What is an energy performance certificate? (EPC)

An energy performance certificate, usually called an EPC, is a document that gives your property’s energy rating. The energy rating is a letter from A-G, with A being the most efficient and G being the least efficient. It’s important to remember that you cannot let properties with F or G ratings. 

The EPC also includes information on how much bills are likely to cost, and what the new residents can do to maximise the energy efficiency of the property. This is usually big projects like installing double glazing or insulating the loft. Decisions about leaving the TV on standby are up to the new residents! 

An EPC is a legal requirement and you’ll need one for your property if you’re a seller or a landlord. 

Under what circumstances do I need an EPC?

EPCs are a legal requirement. You must share your property’s EPC when you sell your property, or every time it is let out to new tenants. An EPC is valid for ten years – you don’t need to pay for a new one every time you have new tenants, or if you sell your property before the EPC has expired. 

Whose responsibility is the EPC?

It is the seller’s or the landlord’s responsibility to have an in-date EPC. 

How do I get an EPC for my property?

Only accredited EPC assessors can measure the efficiency of your property and produce the certificate. You are welcome to find your own EPC assessor, or we can put you in touch with the assessors we use if you would prefer.

There is a charge for the EPC and the assessor’s time – this is usually less than £120, and well worth it to know you are fully compliant.

What about energy price rises?

An EPC will say approximately how much it could cost to power, heat and light the property. However, with prices going up, this is a difficult prediction to make. Fortunately, the energy performance rating will still be relevant. So if you’re planning to buy or rent a house, it’s a good idea to choose one with a high energy performance rating. This will mean that, even as prices rise, you’ll only pay for the energy you use and not be wasting it through poor insulation.
