How can UK landlords achieve government net zero targets?
The UK government has set a target of net zero carbon emissions by 2050. As we see the effects of climate change, it’s impossible to ignore this important target. It’s not just a token target – it’s a vital step for the future of our planet.
Landlords, like everyone else, have their part to play. In this blog, we take a brief look at the legislation and grant options, and share some ideas for improving energy efficiency in rented property.
What is the government target and what does it mean for landlords?
The UK government has pledged to have a carbon neutral country by 2050. For private landlords, this currently means that your rental properties must have EPCs (energy performance certificates) of C or above by 2025.
In general, this is a positive step. Landlords will not only play their part in safeguarding the future of the planet, but they are also likely to attract and retain tenants. Tenants are more likely to stay if their bills are lower and the property is warm and well-maintained.
Unfortunately, as of March 2023, there has been a lack of detail over this target. We know that many landlords would like clarity on exceptions. For example, what if your rental property is in a conservation area and double-glazing and solar panels are not permitted? We hope landlords will receive some clarity soon.
Are grants available to help landlords pay for energy-efficient improvements?
The good news is that yes, there are some grants available. The current ECO4 grant covers the cost of insulation and other environmentally friendly measures. It is soon to be replaced by ECO+, which will be open to more households.
As the ECO grants are to support households rather than property owners, your tenants will need to apply. They can apply if they are in receipt of certain benefits, including working tax credits. Read more about ECO+ here.
It’s also worth remembering that there is 0% VAT on heat pumps and solar panels at the moment, so if you’re considering getting them fitted, now is a good time.
What can landlords do to improve their energy performance rating?
1. Maintain the property. A regularly-maintained property is less likely to be damp, and you’ll spot weak points like gaps under doors more quickly. Act fast when a tenant tells you there is a problem.
2. Install renewable energy technology, like solar panels and heat pumps.
3. Change old light bulbs for low-energy light bulbs.
4. Insulate the water tank and pipes.
5. Insulate walls and the loft, and install double-glazing if you haven’t already.
Remember, improving the energy efficiency of your property will help to slow climate change, but it will also help you retain tenants. It’s an investment in your property that comes with environmental and financial benefits.
