The house you’re selling was once the house you loved. Perhaps you still do! When you’re selling property, it’s a good idea to think of what made you fall in love with it as it might well have appeal to the next buyer too. Think about what features would make your house stand out from the crowd and be sure to make the most of them when it’s time to sell.
Here are some of the key features that might appeal to buyers:
1. Fireplaces
Even though few of us have wood or coal fires any more, developers still put fireplaces into new build homes. This is because they give a sense of completeness to a room, particularly a lounge. Bear this in mind if you’re selling a house with fireplaces: a fireplace creates a feeling of cosiness, security and luxury that could really sell your home.
Make the most of your fireplace by decluttering the mantlepiece and putting one or two carefully selected ornaments on it instead. If you have an eye-catching fireplace with antique tiles, remember to wipe them down, and consider replacing any that are cracked. If your fireplace is on the ugly side (!) painting it the same colour as the walls will lessen its negative impact without the expense of removing or replacing it.
2. Windows and views
Surrey has some of the most beautiful countryside in South East England. If you’re lucky enough to have a view of it from the house you’re selling, it could have a strong appeal for potential buyers.
It goes without saying that you should clean the whole house before you invite buyers in for viewings. But if the view is providing the wow factor in your property, remember to pay particular attention to the windows. Give them a very good clean and keep some white vinegar in a spray bottle so you can wipe off any finger marks quickly. Open the curtains as wide as you can to showcase the view.
3. Staircases
It’s easy to see the staircase as simply the means of getting from one floor to another. But if you have a spacious hallway with an attractive staircase, try to see it as a buyer might. Staircases can be very appealing features of a house and there are several ways to enhance yours.
Look at the stairs themselves, whether they’re carpeted, wood or even glass. Clean them according to what they’re made from and consider painting the walls next to them too. Remember the banisters too – they might benefit from a lick of paint or even replacement of spindles (uprights) or the rail itself.
4. The garden
Some properties in Surrey have exceptional gardens. If you’re selling a property with a large garden, or one with unusual planting or features, it makes sense to put in some time weeding and rake up the leaves before a viewing so potential buyers can appreciate the outdoor space. Whether or not you have a regular gardener, you might like to hire one to help you keep on top of it during the house-selling process.
If the garden is the selling point, it's also worth considering what time of year you put your house on the market. In general, spring and summer would be ideal times as buyers will want to tour the garden as well as the house. But if you have unusual plants that look their best in other seasons, factor this in when choosing when to sell.
