Rent collection is central to any landlord’s financial plan, but it’s potentially the most serious thing that can go wrong in the lettings process. This means it’s very important that rent collection is properly managed, problems are nipped in the bud, and landlords receive regular income from their properties.

What do we mean by “rent collection?”

Rent collection is both the literal collecting of rent, and the name of the mid-level service package most lettings agents, including Cobbles, offer to landlords. 

When landlords let their properties through Cobbles, many choose either the rent collection or the fully managed service. With both of these packages, the regular rent collection process is included as standard, saving landlords time, stress and money. 

With the rent collection service, we collect the rent on a monthly basis throughout the tenancy, and forward it to the landlords via bank transfer. 

On the rare occasions that rent is not received, our calm and experienced team address the matter with the tenant to secure a resolution as quickly as possible. 

We also document all our contact with the tenants about the unpaid rent, to ensure the process has been correctly followed in the event of eviction. If landlords intend to evict tenants for non-payment of rent, but haven’t followed the process correctly, the eviction may not be upheld. 

How do landlords benefit from this service?

Conversations about rent can be awkward and it’s usually best to leave them to expert lettings agents. At Cobbles, we have standard letters we use to communicate with tenants to ensure that they understand what is expected of them, and every procedure is followed to the letter. 

It’s also important that letters about unpaid rent are delivered in a timely manner.
